Party Wall Matters
Any work to or close to a party wall is controlled by the Party Wall etc Act 1996. Work close to an adjoining owner's building or boundary might, under certain circumstances, be subject to the same Act. Building Defects
Homeowners often live with cracks or other defects in their property without really knowing if they should be worried or even if the damage is repairable under an insurance policy. A short inspection is often sufficient to be able to advise a client of need for any further action.
Expert Witness
When matters cannot be resolved without resorting to the courts, a report in accordance with the Civil Procedure Rules is necessary. I am able to prepare such reports relating to the quality and quantum of defective building works and other allied matters.
Dilapidations
There is a requirement in most commercial leases for the lessee to make repairs to their property. The lessor (landlord) will from time to time serve a schedule of these repairs by way of dilapidations on the lessee. There is usually some room for negotiation by surveyors in respect of extent and cost in these matters.

Many of the disputes between homeowners and builders might be thought apocryphal tales - in forty-six years I have heard most and been witness to many. Most building projects start as a honeymoon but for whatever reason the relationship between homeowner and builder often sours and before long hostilities break out. Building surveyors are usually the best professionals to resolve the situation before lengthy and costly court proceedings start.
